Property Management Services have offices located both in the UK and Kotor. We are therefore contactable at all times to discuss your requirements and be of assistance to you. We have been providing regular property management expertise for over three years, and as property owners in Montenegro ourselves for in excess of four years, we are well positioned to understand and help manage your requirements.

 Our Property Rental Management service is ideal for people who do not have the time or inclination to deal directly with customers to manage their holiday rental schedule and property . It can be difficult and time consuming work, and it is important to be aware of the possible headaches that can be involved particularly those specific to the local area.
It is important to respond quickly to rental enquiries, and our booking agency is contactable at all times. If you are not on hand to manage your property, it can be extremely beneficial to employ the services of a property management company to take good care of your investment for rental management, maintainance, cleaning and care of your property and your customer.
As one of our company directors is English and one is Montenegrin, we are able to negotiate with solicitors, insurance companies, local tradesmen or service companies on your behalf without the language problems normally encountered by foreigners. One of the things that you will learn about in Montenegro is that, nationals get things done in half the time, with half the hassle and less cost!.

List of Services
Rental Management in Montenegro and Booking Service Plan: 10% of the weekly rental price. We include a deluxe property advertisement on Villa Marine Lifestyles Montenegro as part of our property maketing campaign to maximise your potential property income.
Customers are free to advertise on any other sites that they feel appropriate and we don't take any commission from customer bookings obtained from these sites or for bookings secured directly by the property owner. All we ask is that you keep your availability calendar up to date.

Property Inspection plan:
We carry out both internal and external security and maintenance inspections on a fortnightly basis and are able to administer immediate "first aid" to resolve any emergencies. Our inspectors check that all appliances are in good working order, including the toilets and waste systems, and check for leaks, storm damage and any pest infestation. Your property wil also be aired and any indoor plants watered. We also include in the service, management of any emergency repairs. We will always attempt to contact you in the first instance.

Additional Services
Key Holding Service Only: Annual charge of 120 euros per annum. Keys will be made available to your guest or for any other approved access. We can also provide and fit a secure steel combination key lock box to your property for 85 euros. This service is very popular with our customers.
Bill Collection/Payment: Annual charge of 90 euros per annum or 15 euros per bill. Our accounts team will take care of any local taxes you may need to pay, as well as your electricity and water bills.
Insurance: 20 euros per renewal policy. 40 euros for a new policy which includes a property visit in the event it is required.
Meet and Greet: 35 euros for Kotor, Muo, and Dobrota. This includes meeting your guests at your property, taking a refundable damage deposit, introducing the property, and handing over the keys. This also includes a return trip to your property to carry out the departure inspection, check for damages, and return the appropriate deposit. We also include a comprehensive 'what to do' brochure in Montenegro for your guests enjoyment.
Welcome Pack: 15 euros. With the above service we can also provide a welcome pack which includes a quality (5 euro) bottle of wine, bottle of water, milk and snacks such as crisps or biscuits.
Arranging and Management of Repairs/Property Improvements: 7% of actual cost
Holiday Activities: 10% of actual cost. We are pleased to organise any holiday excursions or other activties to maximise your guests enjoyment during their stay.
Airport Transfer: Pick up from Dubrovnik Cipili Airport to the following locations listed below. Waiting time - 10 euros per hour after the first hour.
Cilipi - Kotor = 60 euros
Cilipi - Tivat = 60 euros
Cilipi - Budva = 75 euros
Cilipi - Bar = 100 euros
Cilipi - Ulcini = 120 euros
Cilipi - Podgorica = 120 euros
